Pages 14 & 15 mention how a REALTOR® may play into a conflict involving who is entitled to earnest money. It gives a couple of hypothetical situations, one in which the earnest money’s release is pretty straightforward, and another where it is slightly more complicated. The main advice is to keep in mind that it is a buyer-seller dispute, not necessarily one that an agent is required to be involved in. Although, if the agent desires, they may testify on behalf of their client.
