Utah January home sales were down slightly compared to January 2025 while the median sales price saw a small increase. The market became more favorable for buyers with months of supply increasing slightly to 3.6 months, up from 3.5 months last year.

Affordability had a boost, increasing 6% from last year and marking the best January affordability since 2023.
