Utah home sales increased in February with help from a decline in interest rates late last year. The housing shortage continued to push up housing prices, which rose 5.4% in February compared to the year prior. Even with Federal Reserve rate cuts expected later in the year, more housing supply is needed to promote affordability. The 2.8 months of inventory is about half of what is needed for a balanced market.
